About Us — Our Operating Philosophy

Our company is in business to provide value for our clients in the leasing and sales of commercial real estate. Early on, we realized that if we focused on the best interests of our clients' business, our business interests would follow. Clients first, Triton second. It's a policy that has served our clients well and, as a result, has served us well, too. We are now beginning our tenth year under the Triton banner.

Whether it is in strategic planning, asset acquisition or disposition, site selection or transaction negotiation, we do whatever it takes to accomplish our clients' real estate goals. At the same time, we have been careful to be respectful of the people with whom we work, no matter on what side of the negotiating table they might be. We recognize that, in the long run, successful businesses are the result of successful relationships. We think we stand for a way of doing business and we do our best to earn the respect of our competitors and clients, alike.

Three of us started Triton Commercial Real Estate, Inc. the week before Christmas in 1994. We left Iliff Thorn & Company shortly after its merger with Colliers International. Our combined tenure there was over thirty five years. Out of 20 salespeople, we accounted for 40% of Iliff Thorn's annual income. Of the founding partners, John Casey remains Triton's president.

It was a slow news week but our departure was reported on the front page of the San Francisco Business Times under the headline "Brokers defect from Colliers to launch firm."

"A trio of Collier Damner Pike's top brokers have bolted to form their own San Francisco commercial real estate "Casey has been a top broker in the city for many years and has spent over 10 years (really 14) at Iliff Thorn."

Small by choice, Triton Commercial has five brokers specializing in leasing and sales of commercial real estate in San Francisco and the San Francisco Bay Area. All five brokers come from big company environments. As a result, we are able to provide our clients large company experience with a small company focus. We manage transactions with an attention to detail that larger firms are unable to deliver.

There are not many commercial real estate issues that we have not encountered and successfully resolved. Honest, prompt communication is a critical component of the way we do business. A well-founded partnership can survive bad news but it cannot survive poor communication.

Our relationship with our clients is typically collaborative and long term. We provide customized products and focus on adding value for our clients' businesses. Our approach is that of a strategic partner / planner, helping to formulate goals, creating a plan to achieve those goals and then executing that plan. Most of our clients come from referrals from previous clients or are repeat customers.

In 1999 Triton instituted a mandatory, company paid continuing education program. All Triton brokers must complete 40 hours of continuing education course work per calendar year. Courses such as financial analysis, lease and sales contract negotiations, real estate law, seminars and other courses, which allow us to represent our clients with more authority, are emphasized.

With over 2,200 members in 450 markets in the United States and larger cities throughout the world, Triton brokers have access to all major commercial real estate markets. This broad reach allows us to serve clients in many markets and to be a single point of contact for all of your company's real estate requirements.

Triton's clients may rely on the fact that well-informed brokers are advising them in accordance with sound principles of real estate practice. Requirements for entry into the Society include meeting strict competency and ethics standards. In order to maintain membership, SIOR brokers must complete rigorous continuing education programs.

Twice a year SIOR members attend educational conferences for the purpose of enhancing skills, exchanging information and deepening personal and business relationships with colleagues from across the country.
